Client name: Y-Day Design Limited 

Site: 27 Colwill Road, Massey

Project overview:  Y-Day Design Limited engaged Thomas Consultants Ltd  to prepare a variation to consent conditions for an authorised 8-Lot subdivision resource consent. This variation allowed for an additional 9th Lot to be approved by Council, including an additional dwelling where there was originally one dwelling and one Lot authorised. TCL provided specialist planning and engineering services for this development variation.

Goal: The goal was to achieve a section 127 variation to consent conditions resource consent for the client, increasing their yield from 8-Lots to 9-Lots.

Process:  The process involved preparing and detailed planning and engineering reporting, and scheme plans for approval by Auckland Council. Thomas Consultants also liaised with Auckland Council during the resource consent process and guided our client through a complex approval process.
