Site: 2-4 Henderson Valley Road, Henderson, Auckland

Project overview: 

The project was implemented for Panuku Development Auckland and included the subdivision of the existing property into two large residential lots. The project included the construction of new water, wastewater and stormwater services as well as a new raingarden for stormwater mitigation and a concrete road with shared path, footpath, pedestrian crossings, street signs and streetlights.

Thomas Consultants were appointed as the consulting engineers for construction monitoring as well as contract management on the project.

Goal:

The project goal was to upgrade the area by providing residential zoned sites for development and construction of housing units to actively contribute to reducing the Auckland housing shortage.

Process:

Thomas Consultants got involved at the construction stage of the project. The process included construction monitoring (regular site inspections) for quality assurance purposes during construction and contract management according to NZS3910 (Conditions of Contract for Building and Civil Engineering Construction) to ensure compliance with contractual matters and variations between the client and the contractor.

Outcome:

Successful installation and completion of civil engineering services to required standards and acceptance of the new assets by Auckland Council, Watercare and Auckland Transport to provide serviced residential sites for housing development purposes.

Managed delays and variation orders (VO’s) due to COVID-19, contaminated landfill challenges and construction during the winter rainfall season with budget adjustments as-and-when required and the successful completion and handing over of the project to client requirements.
